WHAT IS INCLUDED IN OUR SALE COSTS
WHAT WORK IS INCLUDED IN THE CONTRACT PREPARATION?
  • Obtain all documentation required for the Contract, obtain instructions from you by email, telephone or personally in conference
  • Ascertain whether you hold a Survey and/or Building Certificate
  • Obtain your advices and instructions in relation to any alterations and/or additions made to the Property
  • Discuss whether any disclosure clauses are required to be included in the Contract
  • Obtain a Title Search. Planning Certificate, Sewer Diagram
  • Prepare all documents to complete Contract
  • Check Land Tax , GST
  • Submit a copy of the Contract to you and your Real Estate Agent
  • Provide advises to you in relation to Cooling-off rights
WHAT WORK IS INCLUDED AFTER A PURCHASER HAS BEEN FOUND?
  • Complete the Contract from the Agent’s Sales Advice
  • Forward Counterparts to you and the Buyer’s Solicitor for approval
  • Arrange to remove, shorten or lengthen the Buyer’s Cooling-off period, as you require
  • Follow up the Buyer’s enquiries in relation to the Buildings, etc and minor amendments to the Contract
  • Discuss and execute the Contract in with you in conference
  • Effect and Exchange of Contracts and payment of the Deposit
  • Provide you with a full Exchange report and advise details in relation to settlement
  • Prepare answers to Requisitions on Title and obtain statements of Title
  • Verify the Transfer and obtain your signatures
  • Administer Notices to Comply or to Complete
  • 10 – 14 Days prior to Completion prepare draft settlement figures and provide to you and Buyer’s Solicitor
  • Discuss settlement arrangements with you in detail
  • Effect Settlement, including prepare all adjustments, authorities, directions and Title documents
  • Provide you with a full Settlement Report with copies of all relevant documents and figures
  • Prepare Notices of Sale
  • Complete the Contract from the Agent’s Sales Advice
WHAT WORK IS NOT INCLUDED IN THE COSTS?
  • Responsibility to advise on the effect of Capital Gains Tax, Income Tax, Social Security Entitlements, Succession and Estate Planning
  • A Sale conditional upon special arrangements, such as the approval of a Development Application
  • A Sale which is commercial in nature (different fees will apply) preparation and administration of unusual contract conditions at an hourly rate $300.00 per hour Including GST
  • Unless you have been otherwise advised, a Discharge of Mortgage over any other Property (a further fee will be advised to you)
DISCHARGE OF MORTGAGE COSTS
  • Notifying the Financial Institution to prepare the discharge
  • Chasing your Financial Institution each week prior to the Completion date to check that documentation is ready
  • Obtain a payout figure and calculating the various amounts due to you
  • Coordinate settlement with the discharging Mortgagee
  • Paying out the Mortgage on settlement
  • Does not include vetting the discharge of mortgage figure.

Throughout the matter we will keep you and your Agent informed and up to date of progress either by telephone, email or letter

WE DO NOT CHARGE SEPARATELY FOR SUNDRY EXPENSES.

Sundry expenses of telephone, facsimile, express post, platinum post, providing you with copies of all documents, are inclusive. If a discharging bank requires settlement in Sydney then Sydney agency fees of $49.00 generally apply.
